Terms & Conditions
This is the legal stuff that we have to include. It’s based on respect, responsibility and common sense. Hopefully, it’s easy to follow and not too boring.
The short version is that by confirming to join us, you're agreeing to be respectful to us, your hosts, and all other guests. Failure to adhere to this agreement may result in being asked to leave the space. You take financial responsibility for any damage, loss or health issues. All activities are undertaken at your own risk. We advise that you take suitable travel insurance for the duration of your visit.

Coliving Agreement
All Coliving residents agree to:
Be kind and respectful to other residents, guests and hosts
Provide a copy of the photo page of their passport to the hosts in advance
Be responsible for any loss or damage caused at the property by the resident, or their guests
Leave the space in the same good condition as it was at the start of the rental period
Abide to the general rules listed below
Failure to adhere to this agreement may result in being asked to leave the space.
General Rules
Pets are not allowed in the rental property.
Smoking is not allowed in the rental property, only outside on the terrace.
The Lessee agrees not to use the property in a way to disturb the peace in the surroundings or environment. He abides by the general quiet hours between 10pm-6am.
The Lessee agrees to refrain from engaging in work-related and private calls while sharing common spaces with others in the house, ensuring not to disturb fellow occupants. He can use the designated call room or rooftop area for these purposes.
The Lessee is responsible for taking good care of the furniture and appliances. The Lessee will pay for any repair or replacement if the equipment was damaged during their stay.
The Lessee is only allowed to sublet his room or to host any additional people with prior consent by the Lessor.
Both parties have to agree to any changes in the agreement a minimum of 30 days before the change.
The shared household products include for example: soaps, laundry detergent, toilet paper, cooking oils, spices etc. These costs will be shared evenly between all members of the household.
Payments
A small security deposit (€150-€250, depending on the room and length of stay) is required upon booking. This deposit will be refunded at the end of your stay, provided there is no damage to the property. In the event of any damage caused by the Lessee, the Lessor may use the deposit to cover repair costs.
A 30% deposit of the rental fee is required at the time of booking, with the remaining 70% due one day before check-in. Failure to pay the balance on time may result in the cancellation of your reservation. Alvada Coliving reserves the right to cancel your booking if full payment is not received punctually.
For long-term stays (over one month), the rent for the upcoming month must be paid by the 30th of each month.
Security Deposit Cancellation Policy
50% refund if room is cancelled 6-12 weeks in advance
25% refund if room is cancelled 30 days - 6 weeks in advance
0% refund if room is cancelled less than 30 days in advance
Check-in & Check-out
Check-ins are anytime after 15:00 on your arrival date.
Check-outs are anytime before 11:00 on your departure date.
In case your flight is a few hours later than the Check-out time, you may leave your luggage in the living room. :)
